You have identified a property. We analyze its income, expenses, upcoming work, regulations and management potential before you proceed with your broker.

Laramont provides independent flat-fee analysis and advisory services. We are not a real estate or mortgage brokerage, we do not represent the parties to a transaction, and our fees never depend on a purchase closing.

What we analyze.

A property listing shows a price and a few numbers. It does not always show rent actually collected, normalized expenses, vacancy, deferred maintenance, required renovations or restrictions that can turn a promising purchase into a poor investment.

Our role is to bring those elements together in a clear assessment. You remain responsible for your decision and conduct the transaction through your real estate broker, lender, inspector, notary and other authorized professionals.

Independent analysis, not a sale.

Our fees are fixed and known in advance. We have no financial incentive to push you toward a transaction. When the analysis shows that a project is too risky, overpriced or poorly suited to your strategy, we say so clearly.
